In this delivery method we work to streamline the project by providing design services to simplify the construction process for the client. Through this collaboration we are often able to accelerate schedule further enhancing cost effectiveness. This collaboration also provides the opportunity for time to analyze the construction sequencing, and time to discuss value engineering alternatives, which minimizes changes and reduces costs throughout the project. The overlapping of the design and construction phases also often allows phased construction to begin before completion of the final design phase. Using the design-build method eliminates the need for the client to be the middleman between the designer and contractor, where our services provide a single resource and contact to properly coordinate and execute the entire project from conception through turnover.

Value engineering is an important part of the design phase of a project and in the end does little to change the overall timeline of the project. Working hand-in-hand with the client and design team, we collaborate to determine the stated values and criteria for the project. Our team is dedicated to analyzing all aspects of the project and researching cost-saving alternatives, sustainable alternatives or products that will improve the overall quality and lifecycle of the facility. Through that evaluation we can improve the cost-effectiveness and quality of the facility, without negatively impacting the project and design intent. By focusing on the client’s criteria from the conceptual phase, we are able to solve problems, eliminate unnecessary costs, and changes are then often less prevalent throughout the construction phase.
